Fair Housing Act Guidelines

The Fair Housing Act forbids any kind of indiscrimination by those who provide housing, landlords in other words, all over the country. This would include government agencies, landlords, sellers and buyers along with renters. People in real estate companies are also covered by this act.

The Fair Housing Act makes it illegal for people to indiscriminate against race, color, caste, religion, nationality and disability. People cannot refuse to rent a house or sell a house based on any of these factors including gender. All these factors are covered under the Fair Housing Act. Later, in the Fair Housing Act, even familial status has been included. For instance, if a person is an ex convict, then his family like wife and children cannot be refused housing just because the man is an ex convict or jailed.

Even mortgage and finance companies cannot refuse a loan based on any of the indiscriminating factors. The Fair Housing Act and Equal Credit Opportunity Act go hand in hand when it comes to the mortgage companies. In case a mortgage company does discriminate, then the company or the person can file a lawsuit for discrimination.

Under the Fair Housing Act, the Department of Justice may act upon cases where there is a good reason to believe that a person or a business has been practicing indiscrimination as their general policy. Discrimination against race and color is taken even more seriously by the court. Nobody can be refused housing as long as they can pay the rent based on color and race and they have a right to equal housing opportunity.
