Property Line Survey Cost

Property line survey helps to determine the boundaries of a lot mentioned in a deed. The survey will help a landowner figure out whether any part of the land has been encroached by the neighbors and also what are the limitations set on the property by the local municipality and state laws. (See Reference 1)

A person should get a property line survey done before he or she decides to purchase a lot, do home renovation, or build additional structures on the land that he or she owns. By having a survey done, a person will able to ensure that he or she resolves a boundary dispute with a neighbor without going to court, and/or will not have to move or demolish an already constructed structure. (See Reference 1)

There are many property surveying companies that you can find on the Yellow Pages. The method of surveying involves examining the historical records of the lot minutely as well as the surrounding land parcels. The research will involve checking the records at the Registry of Deeds, Registry of Probate, office of the county commissioner, town office, local chapters of any historical association and Department of Transportation. The surveying company may also get in touch with the previous owners and hold talk with the adjacent neighbors to get more information about the lot and its boundaries. (See Reference 1)

Once the research is over, the surveyor will start the field work. This will involve setting up points across the property known as traverse. These points will be used to search and locate existing landmarks and other evidences about the property line. The results will be then be compared to the result of the research, and the final property line will be marked. If the surveyor feels that one more session in the field is required, it will be done. Thereafter, a legal description of the property and property line is made and put into a report. This report is then handed over to the owner of the land. (See Reference 1)

The property line survey cost depends on the size of the lot, the terrain, location, vegetation on the lot, and the season. Only after all these are checked will the surveyor be able to give an estimate of the cost. (See Reference 1) But, generally it cost a few hundred dollars to get a property line survey.
